Basement conversions add significant and lasting value to London properties — often 10–30% to market value for a well-executed project. But they are complex engineering projects requiring specialist expertise.
Converting an Existing Cellar: £80,000–£130,000
If your property already has a cellar with adequate headroom (2.1m minimum after works), conversion is significantly cheaper than digging a new basement. Works include: underpinning and lowering the floor to gain headroom, full waterproofing (tanking) of all walls and floor, drainage and pump installation, new steelwork to form openings, stairs, electrics, and full internal fit-out.
Full Dig-Down (New Basement): £140,000–£220,000+
Creating a new basement beneath a house that has none requires significant temporary and permanent works: temporary propping of the existing structure, excavation beneath the foundations (usually by hand in London conditions), reinforced concrete retaining walls and slab, waterproofing, and then full internal fit-out.
The high cost reflects the complexity, risk, and specialist nature of the work. Never use a contractor without demonstrable basement experience for this type of project.
What Drives Costs Up
Soil conditions: London clay is stable but requires careful handling. Any made ground, fill, or water-bearing strata significantly increases cost.
