Bathroom Refurbishment Costs in London — What You Actually Pay

Bathroom refurbishment is one of the top three improvements that add resale value in London. But costs vary enormously depending on the size, specification, and the state of your existing plumbing.

Basic Bathroom Replacement (£4,000–£8,000)

Strip out existing suite, supply and fit a standard bathroom suite (bath, basin, toilet, shower screen), basic white wall tiles, vinyl or porcelain floor tiles. No structural changes. This is the minimum to modernise an outdated bathroom.

Mid-Range Refurbishment (£8,000–£15,000)

Full strip to stud, re-waterproof walls, new underfloor heating, quality porcelain wall tiles (floor-to-ceiling), mixer shower, semi-frameless enclosure or wet room, LED mirror, heated towel rail, quality sanitaryware (Duravit, Roca, Ideal Standard).

Premium Refurbishment (£15,000–£25,000)

Structural changes (removing walls, enlarging space), bespoke joinery vanity units, large-format tiles or Venetian plaster walls, freestanding bath, thermostatic rain shower with multiple outlets, underfloor heating, designer sanitaryware and brassware (Duravit, Franke, Grohe, Hansgrohe).

Luxury / Designer (£25,000–£40,000+)

Full interior architecture. Bespoke stone or quartz surfaces, custom-made joinery, tadelakt or polished plaster walls, heated stone floors, smart shower systems, steam rooms, and lighting design. Often requires an interior designer working alongside our team.

What Drives Bathroom Costs Up

The biggest cost variables in London bathrooms are: tiling (both material and the time to install large-format tiles); the specification of sanitaryware; waterproofing requirements (wet rooms require full tanking); underfloor heating installation under tiles; and the state of existing plumbing (older properties often require a partial or full replumb).
