How to Find a Renovation Contractor for Heating Installation in London
Choosing the right renovation contractor for heating and renovation works in London. What to look for, what to avoid, and the right questions to ask before signing anything.
Why Choosing the Right Contractor Matters
The construction industry in the UK is largely self-regulated, which means standards vary enormously. Finding an excellent contractor requires due diligence — but knowing what to look for makes it far easier. This is especially true for heating installation, where poor work creates safety risks and will fail inspection.
Start With Accreditations
TrustMark — government-endorsed quality scheme. Members are inspected regularly and must meet standards on workmanship, insurance, and customer service. Any reputable builder or renovation contractor should hold TrustMark.
Federation of Master Builders (FMB) — membership requires passing independent site inspections. The FMB directory is a good starting point.
Gas Safe Register — mandatory for any gas work including boiler installation, gas fires, and connections to gas appliances. Check a contractor's Gas Safe registration number at GasSafeRegister.co.uk before any gas work begins. Never use an unregistered operative.
NICEIC or NAPIT — for electrical work including underfloor heating wiring and electrical trace heating.
Getting Multiple Quotes
Obtain at least three detailed written quotations. These should be fully itemised — labour broken down by trade, materials listed by specification and quantity. Avoid contractors who quote a single lump sum without breakdown. You cannot compare or verify a lump sum.
The cheapest quote is not always the right choice. More often, an unusually low quote means something has been omitted or the contractor is buying cheap materials.
Checking References
Ask for references from projects completed in the last 12 months that are similar in type and value to yours. A contractor who cannot provide recent references is concerning. If possible, visit a completed project.
For heating installation specifically, ask to see Building Control sign-off certificates for previous heating and plumbing installations. These confirm work was inspected and approved.
Red Flags to Avoid
Avoid contractors who: ask for more than 20% upfront in cash; pressure you to decide immediately; cannot provide insurance certificates on request; will not commit to a written contract, start date, or completion date; have no traceable online presence, reviews, or Trade Association membership.
The Contract
Insist on a written contract before work starts. This must specify: the full specification by trade; the start date and completion date; the total price; the payment schedule; and the dispute resolution mechanism.
