Do you help with planning permission?

Yes. While we are builders rather than architects, we work closely with planning consultants and architects to support your application. We can advise on buildability, provide structural input, and help resolve conditions. Many of our clients come to us before planning is granted and we guide them through the process.

How long does a new build take from start to finish?

A typical new build home takes 12-18 months from breaking ground to handover. Smaller builds (under 120 sqm) can be completed in 9-12 months. Larger or more complex projects with basements or bespoke features may take 18-24 months. We provide a detailed programme at contract stage.

What type of foundations do you use?

The foundation type depends on ground conditions, which are determined by a site investigation. Common options include strip foundations, raft foundations, and piled foundations. London clay sites often require deeper or engineered foundations. We work with structural engineers to specify the most cost-effective solution.

Question 4

Do you provide an NHBC warranty?

Yes. We can provide NHBC Buildmark warranty cover, or alternatively a structural warranty from providers such as Premier Guarantee or LABC Warranty. These are typically required by mortgage lenders and provide 10-year structural defect cover for your new home.

Can you build to Passivhaus standard?

Yes. We have experience building to Passivhaus principles with high-performance insulation, triple-glazed windows, MVHR systems, and airtightness testing. While full Passivhaus certification requires a certified designer, we can deliver the construction to the required standards.

Question 6

How do you manage the project?

Every new build is assigned a dedicated project manager who oversees all trades, materials, and programme milestones. You receive weekly progress reports with photographs, and have access to our online project management system. We hold regular site meetings and are always available by phone.
